How solid are these numbers?

All 34 effect multipliers, all 16 ingredient prices and the base product prices are cross-checked against the published Steam reference tables. The individual transformation rules are mostly not confirmed one by one yet, and meth/cocaine input costs are modelled. Checked against build v0.4.6f12 (Early Access) on 2026-08-11. Sources.

Schedule 1 Properties

Every property, what it costs, and how many employees and loading bays it gives you. The loading bay matters more than the floor space — it is the difference between shopping on foot and having supplies delivered.

The one decision that matters early

Most players skip the $800 Sweatshop entirely and save for the $6,000 Bungalow. It is the first property with a loading bay — supplies get delivered instead of you walking to every shop — and it takes five employees instead of one.

Property by property

Motel Room · $75

Where everyone starts. Not a choice — you get it in the opening hour.

0 employees · no loading bay · The motel owner, in cash

⚠ Pay for it with the cash from Uncle Nelson’s dead drops.

Sweatshop · $800

Skippable. Worth it only if you want to learn employee mechanics cheaply.

1 employee · no loading bay · Mrs. Ming — knock at the Fat Dragon Chinese restaurant, Northtown

⚠ No loading bay, so you still shop for every supply on foot.

Bungalow · $6,000

The real first property. Most players save and jump straight here from the motel.

5 employees · 1 loading bay · Ray’s Real Estate

⚠ The loading bay is the upgrade that matters — supplies arrive at your door.

Barn · $25,000

Doubles your staff and bays. The standard mid-game production site.

10 employees · 2 loading bays · Ray’s Real Estate

Docks Warehouse · $50,000

Same capacity as the Barn, better placed for late-game logistics.

10 employees · 2 loading bays · Ray’s Real Estate

⚠ No running water — you need pot sprinklers to grow anything here.

Hyland Manor · $250,000

The largest property in the game and the endgame reward.

12 employees · 2 loading bays · Unlocked by destroying the cartel — see the cartel guide

⚠ Only purchasable after Finishing the Job while hostile with the cartel.

Employees need beds

Every employee assigned to a property needs a bed there and needs paying — unpaid staff stop working, which is the most common reason people think their employees are bugged. Keep the route between their stations and storage clear of dropped items and furniture too.
